A NEW retail unit could be built on the Radmores Garage site in Tavistock's Plymouth Road, after consent was granted by West Devon's planning committee on Monday.
Consent was given to retail 'non-food bulky retail' goods after members attended a recent site meeting.
The application by developer Kingcross Ltd would also include 80 parking places and a service area on the triangular site.
Committee members decided non-food retail use of the site would not cause a serious impact on trade in Tavistock town centre as a whole.
Conditions of consent included construction of a new roundabout at the junction of Brook Lane and Plymouth Road, 'significant planting' along the front of the site and a cycle path extension to the new roundabout.
Goods classed as non-food bulk retail are such items as fridges, carpets, DIY products or garden equipment etc.
The site already has planning consent for 25 homes, which was granted in October last year.
Agent for Kingcross John Riches said he had been talking to several national and regional retailers about the site.
'We are very pleased with Monday's decision — I am now back in contact with the retailers who have expressed an interest,' he said.
Site owner Peggy Radmore said she was pleased the consent had been granted.
'It's just a question of waiting now. At least the application has been approved,' she said.
